Turnkey refers to something that is ready for immediate use, generally used in the sale or supply of goods or services. The word is a reference to the fact that the customer, upon receiving the product, just needs to turn the ignition key to make it operational, or that the key just needs to be turned over to the customer. Turnkey is often used to describe a home built on the developer’s land with the developer’s financing ready for the customer to move in. If a contractor builds a “turnkey home” they frame the structure and finish the interior. Everything is completed down to the cabinets and carpet. “Turnkey” is commonly used in the construction industry, for instance, in which it refers to the bundling of materials and labor by Home Builder or General Contractor to move into the home without owner involvement. ‘Turnkey’ is also commonly used in motorsports to describe a car being sold with drivetrain (engine, transmission, etc.) to contrast with a vehicle sold without one so that other components may be re-used.
Similarly, this term may be used to advertise the sale of an established business, including all the equipment necessary to run it, or by a business-to-business supplier providing complete packages for business start-up. An example would be the creation of a “turnkey hospital” which would be building a complete medical centre with installed medical equipment.
Turnkey projects are becoming increasingly common in the construction industry. Turnkey means complete responsibility: through an agreement, the contractor is responsible for both the design and the implementation of the entire project. In other words, the product will be ready for immediate use: all the client has to do is turn the key.
When implemented efficiently, turnkey projects bring considerable benefits to the client. Contractors often have an excellent understanding of the price levels in the market and the most efficient implementation methods. Costs can be reduced without compromising quality when the contractor participates in the planning and design of the project from the very beginning. In addition, turnkey projects allow for more effective overall project management, without problems caused by using different interfaces. Partial optimisation does not always ensure the most cost-effective total solution.
Extensive and complicated technical building systems:
It is easier for the client to operate when the contractor is responsible for the whole. In fragmented building services contracts, the whole often becomes blurred, making it complicated and difficult to resolve issues. Even if its various parts function appropriately, the project may not run smoothly as a whole. Technical building systems are extensive and complicated, with each part affecting the others.
Of course, turnkey projects are not the solution to all problems in the construction industry. They are not a natural fit for projects that involve a large number of uncertainty factors and where the lack of a detailed plan makes it difficult to determine the system costs. Such projects include challenging renovation projects in which the cost may become uncontrollable or the contractor must include certain conditions in the agreement, meaning that the total project costs cannot be determined sufficiently accurately.
The agreement should be as clear as possible, so that both parties fully understand the scope, quality requirements and costs of the project. When preparing a design contract, it is important to ensure that the designer has sufficient professional skills and resources for the project. In turnkey projects, the designer is the contractor’s most important partner. This is particularly true of renovation projects.
Excel at Turnkey Projects:
You need key capabilities in product development to be a key player in the market, and the same applies in turnkey solutions. A business must have a proficient and high-quality workforce and sophisticated infrastructure in order to deliver in today’s industry. The in-house technical expertise of your facility needs to be equipped to develop and design special purpose equipment, such as jigs and fixtures and the intricate design of equipment without straying from the technical specifications provided by the client. Delighters are a big buzzword to use here, because if you want the client to refer you and build your business, you are going to need to exceed their expectations as a good rule of thumb.
